Also remember that first impressions count!  Even if this is a distress sale, you want your home to sell fast.   It's important to have your home in as good of showing condition as it can before buyers start viewing it.   Here are some things to think about:

  • Curb appeal counts!  Make sure the front yard and front of home is clean and trimmed up.    If you have grass, make sure the lawn is kept mowed and trimmed.
  • Paint can be a cheap fix and make a big difference!  Interior and exterior paint as needed could increase the price a buyer might be willing to pay just because it looks cleaner.
  • Listen to your agents recommendation.  Sometimes the installation of new carpeting and flooring can increase the marketability of the home and help sell it fast for top dollar.
  • Keep the interior clean, remove clutter and don’t underestimate the value of air fresheners!   Odor can turn a buyer off really quickly!  Try to eliminate evidence of pets or minimize the presence of pets.
  • Minimize personal items.  Sometimes your taste won’t match the perspective buyers.   So family pictures might make it hard for them to envision themselves in the house.
  • De-clutter!!  Consider putting excess furniture and storage in a storage unit or donate/sell.    It’s a great time to clean the garage and basement and sell, give away or throw away items you don't need anymore.
  • We recommend all our listings do a pre-listing inspection performed.  Buyers will be hiring professional inspectors; here's your chance to address problems in advance and avoid a potential reason why a buyer might get nervous and cancel a contract.
